Oakville is where we do the largest share of our new-build work. The lots are bigger, the budgets support the architectural ambition, and the municipal review process — while slow — is thorough enough that you know where you stand before the slab goes in.
Our Oakville work divides into two camps. Old Oakville, Kerr Village, and the Lake Wards involve heritage character, tree protection, and Committee of Adjustment hearings on most significant projects. West Oakville, Glen Abbey, Joshua Creek, and Palermo are generally newer stock where lot coverage and height are the binding constraints.
The Town of Oakville requires a Heritage Impact Assessment on any significant exterior change in a Heritage Conservation District. We've been through enough of them to know which architects to bring in early, how the Heritage Committee responds to specific material choices, and when to push back versus when to respect the flag.
