Markham is one of the GTA's most carefully planned cities, with strong neighbourhood character requirements and an active heritage program in Unionville and Markham Village. That makes for residential work that has to respect context — exterior choices in particular are not freeform.
Most of our Markham projects are renovations and additions to homes built between 1990 and 2010 — generous lots, good envelopes, dated interiors. The brief is usually a kitchen-to-family opening, a primary ensuite reset, or a finished basement. Occasionally a rear addition where the existing footprint can support it.
The City of Markham building permit process is straightforward for as-of-right work. Anything in Unionville Heritage Conservation District requires Heritage Permit review — we've completed enough projects in Unionville to know the Heritage Committee's preferences on materials, fenestration, and roof detail.
